Home Loans & Mortgages: Editorial Approach
Home Loan Playbook publishes independent mortgage guides for homebuyers in San Diego and across California. We compare loan programs, lenders, and rates so buyers can evaluate their options without relying on a single lender's marketing.
What We Cover
Our guides compare mortgage products and lenders across program eligibility, interest rates, fees, and real limitations. Each article addresses a specific decision that homebuyers face:
- Which loan program fits your financial situation: FHA, VA, conventional, or USDA?
- What first-time buyer programs are actually funded and available in California right now?
- How do lender pre-approval processes compare on speed, documentation requirements, and accuracy?
- What does the VA loan process actually look like for military families near Camp Pendleton and Naval Base San Diego?
- How do closing costs vary by lender and loan type in San Diego County?
How We Write These Guides
Every comparison follows a consistent methodology:
- Regulatory sourcing. We pull program rules, loan limits, and eligibility criteria from CFPB guidelines, HUD documentation, VA Lender Handbook, FHFA announcements, and CalHFA program sheets. Not from lender marketing pages.
- Multi-lender comparison. Each guide compares at least four lenders (Better.com, Rocket Mortgage, loanDepot, Veterans United, Guaranteed Rate, Guild Mortgage, and others) with documented strengths and weaknesses for each.
- Limitations disclosure. Every lender section includes honest weaknesses, fee concerns, or coverage gaps. We do not present any lender as universally superior.
- Source attribution. All factual claims link to their source. We use federal agency publications, state housing authority documentation, and verified lender rate sheets.
What We Do Not Do
We do not accept payment from lenders for coverage or placement. Article ordering is based on relevance to the question, not commercial relationships. When a lender has high fees, limited coverage areas, or poor customer service records, we document it.
We are not a substitute for professional mortgage advice. Our guides are informational comparisons intended to help buyers evaluate options before consulting a licensed loan officer.
Coverage Updates
Articles are reviewed when loan limits change, rates shift meaningfully, or program eligibility rules are updated. The "last verified" date on each article reflects the most recent review.
